Renovate to donate

The unexpected twist in our property flip.

Talk about a transformation.

Our Tradies Network team has once again worked its magic, turning this post-war fixer-upper into a contemporary home designed for style, comfort and space.

With a $100,000 investment, we’ve completely reimagined the interior – introducing modern tiles, sleek tapware, custom cabinetry and European Oak flooring throughout. The result? A home that feels entirely brand new.

I couldn’t be happier with how it’s turned out. But it also got me thinking…

We originally purchased this property with a clear plan – renovate, rent, then knock down and redevelop into a new home or multi-residential project.

But in 18 months’ time, demolishing what is now a beautiful, fully liveable home felt… wasteful.

So, we explored another option.

After running the numbers with our accountants, we’ve made the decision to donate the home to a local charity. The house will be carefully relocated via flatbed truck and given a second life – supporting those who need it most.

Why? Because community matters.

It’s in our name – Local Property Network – and we believe in doing the right thing, not just the profitable thing. That said, this approach achieves both.

In the short term, this renovation will maximise rental returns while adding more than $400,000 in equity in just 8–12 weeks. In the long term, the site will be redeveloped into four to six multi-residential dwellings.

And by repurposing the existing home, we’re not only supporting a local charity – we’re also creating a smart, tax-effective outcome.

At Local Property Network, we look beyond the obvious to find solutions where everyone benefits.

From Smurf blue to stunner – the transformation begins!

From Smurf blue to stunner – the transformation begins!

What a difference a month makes!

Just a few short weeks ago, this Carina property was a tired two-bedroom, one-bathroom post-war original. Today, thanks to the hardworking team at Local Property Network, it’s well on its way to becoming something truly special.

The Smurf-blue interior is officially gone, replaced with classic VJ walls that honour the home’s heritage charm. Inside, fixtures have been removed and several walls taken down to create a light-filled, open-plan living space – a modern transformation that’s a world away from where we started.

Check out the video to see the progress for yourself.

Let’s face it, this Carina property may have been priced at just shy of $1m, but in today’s market that price point often comes with a renovation to-do list. The real value here lies in the location – close to parks, playgrounds, schools and local shops – making it a worthwhile investment.

With vision, strategy and a whole lot of hard work, this ugly duckling is well on its way to becoming a swan – a perfect example of the value a smart renovation can unlock.

Stay tuned for more updates as the project progresses!

Starting the new year with a bang (for our buck)

Starting the new year with a bang (for our buck)

Here’s proof homes under $1M still exist

The property description said it all: “A blank canvas for your new home.”

This 569sqm Carina property ticked every box for an outstanding investment opportunity – a generous block in a central location, close to schools, shops and essential services, with a structurally sound post-war home at its heart.

And the price? Under $1 million – $996,500 to be exact.

We secured the property on New Year’s Eve during a rare quiet spell in the festive-season market. Safe to say, the champagne was flowing when this one came together.

So, what’s possible with a property like this?

A cosmetic renovation is the first option. With good bones already in place, a well-planned renovation could dramatically improve liveability and, for investors, boost rental appeal and returns. What began life as a modest two-bedroom, one-bathroom cottage has the potential to become a four-bedroom (or more), two-bathroom family home in one of Brisbane’s most sought-after suburbs.

Then there’s the knockdown and rebuild option. Marketed as “ready to remove”, the home could be cleared to make way for a brand-new build. With a blank slate, the design possibilities are limited only by time, budget and imagination.

Finally, multi-residential development is also on the table. The property’s zoning opens the door to a multi-residential project, offering the opportunity to maximise rental yield and significantly increase long-term value. So, what are we planning to do with this gem?

Stay tuned to find out!
