Renovation reality – Part One

If you’ve ever renovated a home, chances are you’ll describe the experience in two ways – chaotic… and absolutely worth it.

The reality is that no matter how organised or considerate your trades are, there will be a period when your home feels less like a sanctuary and more like a construction site.

Whether you decide to move out during the renovation or live through the dust, noise and disruption, knowing what to expect can make the experience far less daunting.

That’s why renovating with Local Property Network is designed to be simple, structured and as stress-free as possible. From day one, our team works collaboratively, communicates openly and provides clear renovation plans with transparent, upfront pricing, giving you the confidence to make informed decisions every step of the way.

It’s no surprise that kitchens and bathrooms remain Australia’s most popular renovation projects. Not only do they typically deliver the strongest return on investment, but they’re also the most heavily used spaces in the home. The trade-off? They’re often the renovations that cause the greatest day-to-day disruption.

That’s where the Local Property Network difference comes in. We combine experience, clear communication and genuine support to help you navigate the renovation process with confidence – not chaos.

Step 1 – Initial consultation & property assessment

Every great renovation starts with a conversation. During our initial consultation, we’ll take the time to understand your vision, lifestyle, budget and timeline.

Within a week, we’ll visit your property to assess the space, provide expert building and design advice, and discuss the scope and feasibility of your renovation. We’ll also identify opportunities to maximise value and highlight any potential challenges before work begins.

Following the site visit, you’ll receive a detailed, transparent quote within three to five business days, giving you a clear understanding of the project and the investment required.

Step 2 – Planning & scope definition

Once you’re ready to proceed, we’ll take care of the formalities. We’ll prepare all the necessary documentation, including your Queensland Building and Construction Commission (QBCC) contract, and guide you through the next steps.

After your deposit is received, we’ll schedule your renovation and begin detailed project planning. We’ll finalise the scope of works, budgets and timelines, while assembling the right team of trusted professionals to bring your renovation to life.

Step 3 – Design & preparation

This is where your vision really starts to take shape.

From tiles, flooring and cabinetry to tapware, lighting and finishing touches, we’ll work closely with you to select the perfect materials and fixtures for your home. Thanks to our extensive network of trusted suppliers, you’ll have access to a wide range of quality products to suit every style and budget.

And if you’re looking for something unique, we’ll help source it. Our goal is simple – to create a space that’s not only beautiful but perfectly reflects the way you live.

Stay tuned for Part 2 – when the work begins!

Don’t buy and wait. Buy and renovate.

Don’t buy and wait. Buy and renovate.

With Brisbane property prices continuing to climb – reportedly rising 15% over the past year – homes that were within reach just a few months ago may now sit outside your budget.

But before you give up on your property goals, it’s worth taking a fresh look at what you can afford.

In real estate, first impressions can be deceiving. A property that isn’t picture-perfect today doesn’t mean it lacks potential tomorrow. In fact, some of the best opportunities are hidden beneath dated finishes, tired interiors and neglected street appeal.

Think of it as the real estate version of the ugly duckling story. What others dismiss as unattractive may simply be waiting for the right vision to transform it into something special.

At Local Property Network, we look beyond the surface to identify properties with genuine renovation potential. We focus on homes with good “bones” – those that are structurally sound, feature a practical layout and have a solid foundation of quality construction.

These properties often present an opportunity to add significant value through cosmetic improvements such as fresh paint, modern fixtures, updated kitchens and bathrooms, improved landscaping and enhanced street appeal.

The beauty of this approach is that you’re not simply waiting for the market to do the heavy lifting. Instead, you’re creating equity through smart renovations and strategic improvements.

So, if you’ve been discouraged by rising property prices, consider revisiting those homes you may have previously written off. Behind the dated décor and worn carpets could be the opportunity you’ve been searching for.

Don’t buy and wait. Buy and renovate. Your next property success story could be hiding in plain sight.

Why now might be the best time to buy

Why now might be the best time to buy

With headlines dominated by rising petrol prices and a gloomy financial outlook, you’d be forgiven for thinking your property dreams had been derailed for the foreseeable future.

But here’s the reality – this market could actually be working in your favour.

It’s all about playing the smart game with our winning strategy:

REAL ESTATE + RENOVATE = EQUITY

Proven results

You’ve seen how it works – our Carina project started as a sub $1m fixer upper and with $100K renovation was transformed it into a fully updated home – delivering more than $400,000 in equity in just 8–12 weeks.

Even better, the property is now tenanted, generating a passive income stream for the investor.

At Local Property Network, we help you fast-track equity by identifying the right properties and unlocking their value through strategic renovations – so you don’t have to rely solely on market growth over time.

Riding the counter cycle

Periods of economic uncertainty often create the best opportunities for savvy investors. When confidence dips, competition eases – and that puts you in a stronger position to negotiate.

This is what’s known as counter-cycle investing – stepping in when others hesitate.

With the national budget approaching, many investors are looking to offload assets, which means more opportunities to secure properties with strong renovation potential.

Our team of experienced buyers’ agents and builders are actively sourcing properties primed for transformation – helping investors of all levels build equity faster and more strategically.

If you’ve been waiting for the “right time”, this could be it.

Renovate to donate

Renovate to donate

The unexpected twist in our property flip.

Talk about a transformation.

Our Tradies Network team has once again worked its magic, turning this post-war fixer-upper into a contemporary home designed for style, comfort and space.

With a $100,000 investment, we’ve completely reimagined the interior – introducing modern tiles, sleek tapware, custom cabinetry and European Oak flooring throughout. The result? A home that feels entirely brand new.

I couldn’t be happier with how it’s turned out. But it also got me thinking…

We originally purchased this property with a clear plan – renovate, rent, then knock down and redevelop into a new home or multi-residential project.

But in 18 months’ time, demolishing what is now a beautiful, fully liveable home felt… wasteful.

So, we explored another option.

After running the numbers with our accountants, we’ve made the decision to donate the home to a local charity. The house will be carefully relocated via flatbed truck and given a second life – supporting those who need it most.

Why? Because community matters.

It’s in our name – Local Property Network – and we believe in doing the right thing, not just the profitable thing. That said, this approach achieves both.

In the short term, this renovation will maximise rental returns while adding more than $400,000 in equity in just 8–12 weeks. In the long term, the site will be redeveloped into four to six multi-residential dwellings.

And by repurposing the existing home, we’re not only supporting a local charity – we’re also creating a smart, tax-effective outcome.

At Local Property Network, we look beyond the obvious to find solutions where everyone benefits.

From Smurf blue to stunner – the transformation begins!

From Smurf blue to stunner – the transformation begins!

What a difference a month makes!

Just a few short weeks ago, this Carina property was a tired two-bedroom, one-bathroom post-war original. Today, thanks to the hardworking team at Local Property Network, it’s well on its way to becoming something truly special.

The Smurf-blue interior is officially gone, replaced with classic VJ walls that honour the home’s heritage charm. Inside, fixtures have been removed and several walls taken down to create a light-filled, open-plan living space – a modern transformation that’s a world away from where we started.

Check out the video to see the progress for yourself.

Let’s face it, this Carina property may have been priced at just shy of $1m, but in today’s market that price point often comes with a renovation to-do list. The real value here lies in the location – close to parks, playgrounds, schools and local shops – making it a worthwhile investment.

With vision, strategy and a whole lot of hard work, this ugly duckling is well on its way to becoming a swan – a perfect example of the value a smart renovation can unlock.

Stay tuned for more updates as the project progresses!

Starting the new year with a bang (for our buck)

Starting the new year with a bang (for our buck)

Here’s proof homes under $1M still exist

The property description said it all: “A blank canvas for your new home.”

This 569sqm Carina property ticked every box for an outstanding investment opportunity – a generous block in a central location, close to schools, shops and essential services, with a structurally sound post-war home at its heart.

And the price? Under $1 million – $996,500 to be exact.

We secured the property on New Year’s Eve during a rare quiet spell in the festive-season market. Safe to say, the champagne was flowing when this one came together.

So, what’s possible with a property like this?

A cosmetic renovation is the first option. With good bones already in place, a well-planned renovation could dramatically improve liveability and, for investors, boost rental appeal and returns. What began life as a modest two-bedroom, one-bathroom cottage has the potential to become a four-bedroom (or more), two-bathroom family home in one of Brisbane’s most sought-after suburbs.

Then there’s the knockdown and rebuild option. Marketed as “ready to remove”, the home could be cleared to make way for a brand-new build. With a blank slate, the design possibilities are limited only by time, budget and imagination.

Finally, multi-residential development is also on the table. The property’s zoning opens the door to a multi-residential project, offering the opportunity to maximise rental yield and significantly increase long-term value. So, what are we planning to do with this gem?

Stay tuned to find out!

From launch to local legends: Our 2025 in review

From launch to local legends: Our 2025 in review

Since launching Local Property Network back in February 2025, the year has flown by. They say time flies when you’re having fun – and helping local and interstate property owners achieve their goals every day has certainly proven that true.

Our first year has been bigger and better than we could have imagined. From buyer’s advocacy and property management to renovations and upgrades, our full suite of services has helped countless clients navigate a competitive market with confidence. We’re incredibly grateful for your support and wanted to take a moment to reflect on an unforgettable year.

New year, new beginning

February marked the start of something special for Brisbane’s property market – a genuine one-stop-shop for buying, selling, renovating and everything in between.

By bringing together trusted experts in property, finance and design, we created a true Done-For-You experience. Our mission? To simplify the process and help people reach their property goals without the stress.

A new home of our own

In August, we opened the doors to our new Camp Hill office – an exciting milestone made even better by the incredible turnout from our community.

Our business is built on connection, and our new space has already become a hub for collaboration with clients, partners and local legends alike.

Growing our network

We didn’t waste any time getting out into the community. Shortly after opening, we hosted our first Improve or Move Seminar for buyers, investors and renovators – a fantastic event that confirmed just how valuable an all-inclusive property service really is.

From there, we took Local Property Network to the Brisbane Home Show, where our display was such a hit that we were invited back to present on the Home Inspo Stage in September alongside design icon James Treble.

We also strengthened our industry ties throughout the year – partnering with Griffith University to give emerging interior designers real-world experience, collaborating with Master Builders Queensland, and staying active in several BNI groups across Brisbane. Every partnership reinforces our mission to provide a seamless, high-quality experience for every client.

Supporting our community

One of our most meaningful partnerships of 2025 has been with the Social Mums Club across Camp Hill, Carina and Carindale. Their mission – to create stronger, more connected communities for mums – aligns beautifully with our values.

We’ve loved supporting their members with events focused on property and renovations, and we’re excited to continue this relationship in the new year.

Looking ahead

What a journey 2025 has been… we truly couldn’t have achieved any of it without you. Thank you for your trust, your support and for being part of the Local Property Network community. We can’t wait to see what 2026 brings!

Could rentvesting be your key to home ownership?

Could rentvesting be your key to home ownership?

Dreaming of living in your favourite suburb but struggling to afford to buy there? Rentvesting could be your key to getting on the property ladder, without giving up the lifestyle you love.

What is rentvesting?
Rentvesting is a clever property investment strategy where you rent where you love and buy where you can afford. Instead of waiting years to save a hefty deposit for your dream location, you rent in your ideal area while investing in a more affordable suburb with strong growth potential.

This approach is gaining traction fast. Earlier this year, The Courier Mail reported a 21.4% rise in rentvesting, with almost 10,000 Australians taking out a first homebuyer loan without plans to live in the purchased property. The trend is growing twice as fast as first-homebuyer loans for owner-occupiers and seven times faster than non–first homebuyer loans.

Why Brisbane is a hotspot
With solid rental yields and strong potential for capital growth, Brisbane is proving a popular market for rentvestors. It offers the best of both worlds – lifestyle flexibility and long-term financial opportunity.

The perks of rentvesting

Live where you want – Enjoy your ideal lifestyle without being restricted by property prices.

Lower maintenance costs – Tenants aren’t usually responsible for wear-and-tear repairs.

Tax benefits – Investment expenses such as interest, property management fees and depreciation may be tax-deductible.

Rental income – Lease out your investment property to help pay the mortgage or even offset your own rent.

Capital growth – If your investment appreciates, you could profit down the line.

What to watch out for

Less security in your rental home – You could need to move if your landlord sells.

Landlord responsibilities – Owning an investment property comes with costs for repairs, management and maintenance.

Capital Gains Tax – Investment properties don’t enjoy the same CGT exemptions as your principal home.

Grant eligibility – You may still qualify for the First Homebuyers Grant, but only if you live in the property for a set period before renting it out (rules vary by state).

Market risk – As with any investment, property values can go down as well as up.

Is rentvesting right for you?
Rentvesting can offer flexibility, lifestyle freedom and a pathway to wealth creation, but it’s not for everyone. Your decision should depend on your financial position, life goals and long-term plans.

Before diving in, seek expert advice from a financial adviser or mortgage broker to ensure rentvesting aligns with your strategy for success. The Local Property Network team connects you with the right people, properties and advice to make your investment journey a success.
